Getting ready for winter Be ready for winter!

Winter weather can be unpredictable and harsh on your office building. But we can help with some tips to prepare you!

  • Always communicate with your employees. Know their contact information so you can reach out to them if weather affects working hours.
  • Always communicate with customers, as well. If there is a winter storm or blizzard on the forecast and you know you will be closing or shortening your hours, be sure to put that information out to customers through social media, emails, a sign, and/or an answering machine recording.
  • Salt your sidewalks! If you plan to remain open, make sure to do this to prevent ice from forming and causing slippery conditions.
  • Keep an eye on any surrounding power lines. If you see a power line that is down near your business, call 911 immediately and STAY AWAY! It could still be live with electricity.
  • Consider buying a generator for any important devices that may need electricity to prevent major loss.
  • Check all of your smoke and carbon monoxide detectors. Replace the batteries regularly.
  • Have a mailing back up plan. Think of anything your business may rely on the mail service to provide or send. Plan accordingly by using email or online programs for important documents and payroll.

Causes of Commercial Water Damage:

- Appliances and equipment. If your facility has equipment that utilizes water, leakage is an ever-present danger. Air conditioners, water heaters, or anything that uses tubes, pipes, gaskets, or filters to operate has the potential to leak. There are three levels of commercial damage that are considered:

Level 1

Level 1 is a small commercial loss typically involving 15,000 square feet or less of affected floor space. If the facility was entirely affected, examples of a small commercial loss may include, but are not limited to, a stand-alone retail establishment, a small church, a daycare facility, a small shopping center, a small warehouse or manufacturing facility, or a stand-alone administrative building. A Level 1 loss can also be a small portion of a much larger structure.

Level 2

Level 2 is a midsize commercial loss typically involving 15,000 to 60,000 square feet of affected floor space. The building or buildings involved are usually multi-level or greatly divided spaces. If the facility was entirely affected, examples of a Level 2 loss may include, but are not limited to, a small multi-family property, a midsize church or school, a small shopping center, a multi-tenant administration facility, or a midsize warehouse or manufacturing facility. A Level 2 loss can also be just a portion of a much larger structure.

Level 3

Level 3 is a large commercial loss typically involving more than 60,000 square feet of affected floor space. The building or buildings involved will likely be large multi-level structures. If the facility was entirely affected, examples of a Level 3 loss can include, but are not limited to, a large church, hospital, school, or university; a large multi-family property; a mid- to high-rise retail or administration facility; a large industrial, manufacturing, or warehouse facility; or a large strip-style shopping center or shopping mall. This is the level at which it would be appropriate to refer to the project as a “large loss.”

Thunderstorms are beautiful, but they can also be dangerous. Commercial properties and office buildings can experience severe damage in Chadds Ford area. Thunderstorms include lightning and can:

OSHA Guidelines for Fire Extinguisher Usage in Aston

Be properly trained on when and how to use a fire extinguisher in Aston.

The Occupational Safety & Health Administration (OSHA) requires that employers train their employees how and when to use fire extinguishers. OSHA does not allow untrained employees to use a fire extinguisher.  They should provide training shortly after the employee is hired, and then every year thereafter. OSHA also requires monthly inspections for fire extinguishers.

Fire extinguishers have to be placed where they cannot be moved or damaged. The carrying handle should be 3.5' to 5' above the floor.

Employees must know when to use fire extinguishers.

The Different Causes of Commercial Water Damage

When business owners visualize water damage, they often picture a massive storm wiping out power lines, flooding offices, and shutting down businesses for days at a time. It is true that commercial water damage is often the result of floods and water that stems from weather events and storms. 
 
However, many entrepreneurs and business space renters forget that storms and severe weather aren't the only causes of floods and water damage. Here are some of the typical causes of water damage to commercial buildings. 
 
1. Malfunctioning sprinkler systems 
Some older office and retail buildings still have outdated sprinkler systems that work in conjunction with fire protection systems. While such sprinklers can come in handy during a fire emergency, they can also cause commercial flood damage if they are faulty or in need of replacement. This could easily damage inventory and business assets.

2. Damaged appliances and equipment 
This cause of commercial flood damage is more common in restaurants and catering facilities, as well as any business that has appliances and equipment that make use of water. If the appliance fails and sends water across your building, especially during late hours when no one is around, you may come back to work and face a water emergency. 
 
3. Broken pipes and plumbing

Storm damage

A major office complex called SERVPRO during a very bad wind storm.  Their first floor was flooding from ground water and to make matters worse they lost their power.  The maintenance manager called us immediately.  Our crew got the necessary equipment together and was on their way.  We were also advised that some of the equipment in the production shop was soaked.  When they arrived there was still standing water but the water had begun to recede.  The company got their emergency generator started and all was good to proceed with the work.  It seemed that aside from the outside water source a pipe had broken in the basement causing most of the damage.  After the water valve was turned off the manager called a plumber to fix the pipe.  Our crew did the cleanup in a timely manner with all the required equipment.  The owner was so very happy that he only had to close shop for one day since SERVPRO did such an amazing job.  Each day a company is closed money is lost.  This owner was so very happy for himself and also for his employees that didn't lose any work time.

Water Damage

One of my valued COI's called regarding water damage in one of the first floor offices.  It seems that the water heater stationed in the rear of the building leaked so bad that it had to be replaced by their plumber.  In the meantime water had soaked all their carpeting and some of the desks on that floor.  It was about 1000 sq.ft of water soaked carpeting.  Our crew got out in a timely manner and began extraction.  The air movers and dehumidifiers were all brought it to do their job.  Some of the carpeting had to be removed and replaced but the majority of the carpeting was saved.  My customer was so very happy with the efficient way SERVPRO handled this job.  He advised he will recommend us to all his friends that are business owners.
